The Gestão Capital group, which intended to move forward with a technological center worth 700 million euros in the old Madalena campsite, accuses the Câmara de Gaia of not having promoted the approval of the essential counterpart protocol for the completion of the deal. The Chamber, in turn, accuses the promoter of having failed to reinforce the down payment for the purchase of the property and is preparing to cancel the operation. On the land, he wants to build an ecopark.
“It is strange that, suddenly, the Ecoparque do Atlântico appeared, designed and structured in such a way that the municipal executive claims to be prepared to deliberate on its creation”, says the Brazilian group, guaranteeing that it was “false” that it had failed with its commitments.
“The truth is that in order to pay the second installment of the purchase of the land, it is of paramount importance that the protocol of counterparts agreed with the Municipality of Vila Nova de Gaia (CMVNG) has been approved by the competent bodies and signed between the parties. It has always been conditioned to the approval of these conditions by the CMVNG, according to several exchanges of correspondence with the Chamber, which are vital for the development of the project.
The project should start during 2023, with a construction period of three years.
“In view of the non-compliance with the CMVNG, the prosecutors were granting the municipality additional time for it to fulfill its obligation and with what it had promised, which has not happened to date”, adds the document.
Gestão Capital also states that, contrary to what the Chamber says, it did not request an increase in the project’s constructive capacity: “It was always foreseen and agreed with CMVNG that the construction area of 249,600 m2 would be possible upon approval of the PIN project “. The Autarchy, as reported by JN, says that the investors committed themselves to obtaining the classification of PIN (project of national interest) for the technological pole, but it has not done so until today.
Prosecutors also argue that they learned of the Chamber’s decision through the media.
JN revealed, this Friday, that the technological hub announced for the old Camping Park of Madalena, in Gaia, an investment of 700 million euros that would bring together companies, higher education institutions, services, shops, housing and a hotel , among other valences, fell to the ground. According to the Autarchy, the promoters did not comply with the payment provided for in the promissory contract for the purchase and sale of the land and the deal will be aborted. And in place of the mega-project Gaia Infinity Hub, a new urban park will be born there.
The proposal to annul the contract, worth a total of eight million euros, and keep the land as municipal heritage, with a view to creating the Ecoparque do Atlântico, goes to the Chamber meeting on Monday. The proposal also foresees the alteration of the typology of the land, in the Municipal Master Plan, for a green and equipment zone, with the objective of giving it a “public purpose”.
